Chilliwack Real Estate Market Update  September 2026

September 2026 brought some interesting shifts to the Chilliwack and District real estate market. Here is a look at how things compared to September 2025.
Average Prices
Home prices softened slightly year over year. The average home price came in at $813,846, down from $839,571 in September 2025. Townhouses averaged $558,491 compared to $593,197 last year. Condos saw the largest adjustment, averaging $372,174 versus $435,180 in 2025.
Inventory
Overall inventory remained stable. Homes held virtually flat at 819 active listings versus 820 last year. Townhouse inventory tightened to 205 from 226. Condo inventory was essentially unchanged at 228 versus 227.
Sales Activity
Home sales came in at 101 versus 109 in September 2025. Townhouse sales slowed to 29 from 43. Condo sales were slightly stronger at 27 versus 25 last year.
What This Means for Buyers and Sellers
Price softening combined with stable inventory means buyers have more negotiating room than they did a year ago. For sellers, accurate pricing from the start is more important than ever.
